When I compare ACTIVE LISTINGS from my MLS, with
the TADA! numbers, why are they so different?
Fannie Mae is NOT asking for the CURRENT ACTIVE Listings.
They are asking for the number of ACTIVE listings
on the FIRST DAY of the time period, PLUS any new listings that appeared during
the time period regardless if the listing sold or not.
example: A listing that was created 9 months ago, that sold 2 months ago:
That listing would be counted as ACTIVE for 7-12, ACTIVE for 4-6, and
ACTIVE for 0-3.
It would ALSO be counted as SOLD for 0-3.
This means that the number produced for this report will NOT match your CURRENT
ACTIVE listings on your MLS.
This also means that this number will NOT match the number you put on the top of
page 2 of the Appraisal Report.
We do the math the way that Fannie Mae has requested it to be calculated.
When I calculate the SP as a % of LP, I get
a different number, what's going on?
This is the most misunderstood field to calculate.
You have to take the SP / LP for EACH SOLD listing.
Then you sort those values and pick the middle one.
You CAN NOT take the MEDIAN SP and divide it by the MEDIAN LP.
That is mathematically incorrect, and NOT what Fannie Mae is looking for.
Why are we searching on List Date going
back 24 months when the 1004MC only asks us to report on the last 12 months?
By searching by LIST DATE and going back 24 months we are
grabbing ALL listings regardless of their status from the last 2 years. If
a listing was created 18 months ago, and sold in the 7-12 months time frame, we
want to grab that listing. The TADA! 1004MC Analysis Tool
is intelligent and will discard a listing that had no activity within the last
12 months.
How do I get the chart into my Appraisal
Software?
Right click (with the RIGHT mouse button) directly on the
CHART. Then select SAVE IMAGE AS...
You can save this JPEG file (same as a digital photo from your camera) anywhere
on the computer you want.
You would then add the JPEG file to an exhibit or your software just like it was
a SUBJECT PROPERTY PHOTO.
What happens with our listing data?
Your listing data is loaded into the computers memory for
the purposes of calculating the 1004MC calculation. No data is retained by
TADA! Appraisal Services.
How much does the service cost?
$9.99, PER USER, PER MONTH. Unlimited Use.
If I have unlimited use, why can't I share my account?
We priced the system as cheap as we possible could.
If users share accounts, then we will not be able to maintain such a inexpensive
price for the service.
